Getting around Richmond

Richmond BART station, at 1700 Nevin Avenue, is also a stop for Amtrak's Capitol Corridor and San Joaquins trains, with AC Transit and Golden Gate Transit bus connections. San Francisco Bay Ferry also operates a Richmond route. By car, I-80 runs through Richmond toward Berkeley and Sacramento, and I-580 connects to the Richmond-San Rafael Bridge and Marin.

Homes and costs to know

Housing types. Richmond has a wide mix: older homes and bungalows, mid-century single-family neighborhoods, hillside homes with bay views in some areas, plus waterfront condos and townhomes. With homes of many ages, foundation, sewer lateral and electrical condition can vary a lot, so inspections matter. Richmond is served by West Contra Costa USD; confirm school assignment for a specific address with the district.

Transfer taxes. Richmond is one of only two Contra Costa cities (with El Cerrito) that the County Recorder lists with an extra city transfer tax. It's collected on top of the county tax of $0.55 per $500 ($1.10 per $1,000). Richmond's rates, per $1,000 of full value:

  • Under $1 million: $7.00
  • $1 million to $3 million: $12.50
  • $3 million to $10 million: $25.00
  • Over $10 million: $30.00

This is a real line item, so we plan for it before pricing or writing an offer. Also watch the city line: a nearby address in unincorporated county may not owe the city tax. Escrow confirms the final numbers and who pays what is negotiable.

First-time buyer help. The City of Richmond's Homebuyer Assistance page lists local homebuyer education providers, a county Mortgage Credit Certificate program, a Cal HOME silent down payment loan, WISH matching grants and other resources. CalHFA's MyHome program may also help. Check current availability, and read Karla's guide to first-time buyer programs and down payment help.

ITIN buyers. Some lenders offer loans for borrowers with an ITIN. See buying a home with an ITIN loan.
