Getting around Oakland

Oakland is one of the best-connected cities in the Bay Area. BART stations in Oakland include West Oakland, 12th St./Oakland City Center, 19th St./Oakland, MacArthur, Rockridge, Lake Merritt, Fruitvale, Coliseum and Oakland International Airport (OAK). San Francisco Bay Ferry runs an Oakland & Alameda route to San Francisco. Freeways include I-880, I-580, I-980, Highway 24 and Highway 13.

Homes and costs to know

Housing types. Oakland's housing ranges from Victorians and early 1900s bungalows to mid-century homes, hillside houses with views, small multi-unit buildings, and downtown condos and lofts. Many homes are decades old, so foundations, retrofits, sewer laterals and electrical deserve a close look. Oakland is served by Oakland USD; confirm school assignment for a specific address with the district.

Transfer taxes. Oakland charges its own city transfer tax, so plan for it from the start. Per the City of Oakland (tiered since January 2019):

  • $300,000 or less: 1.00%
  • $300,001 to $2,000,000: 1.50%
  • $2,000,001 to $5,000,000: 1.75%
  • More than $5,000,000: 2.50%

The City also lists a 0.5% reduction in the first two tiers for qualifying low- and moderate-income first-time homebuyers. On top of that, Alameda County's documentary transfer tax is $0.55 per $500 ($1.10 per $1,000). Who pays what is negotiable, so confirm the final figures with escrow.

First-time buyer help. Alameda County's AC Boost offers shared appreciation loans of up to $210,000 for first-time buyers who live in, work in, or were displaced from Alameda County, with application deadlines. The City's own CalHome down payment loan is listed as out of funds. CalHFA's MyHome program is another option. Check current availability, and read Karla's guide to first-time buyer programs and down payment help.

ITIN buyers. Some lenders offer loans for borrowers who use an ITIN. Learn how it works in buying a home with an ITIN loan.
