Which Remodels Actually Pay Off?

By Karla I. Vasquez, REALTOR® · Keller Williams Realty Danville · Reviewed October 2026

Quick answer

The remodels that pay off best at resale are usually smaller, visible exterior updates and modest kitchen refreshes, not big luxury additions. In the 2025 Cost vs. Value Report for the Pacific region, garage door replacement, manufactured stone veneer and steel entry door replacement recouped more than double their cost on average, while upscale additions recouped far less. If you're remodeling for your own enjoyment, that's different; if you're remodeling to sell, keep it focused.

What does the Cost vs. Value report measure?

The Cost vs. Value Report (published by Zonda with the Journal of Light Construction) compares the average cost of 28 common remodeling projects with the value they're estimated to keep at resale, across 119 U.S. markets. The "cost recouped" figure is the estimated resale value divided by the job cost.

It's a useful benchmark, but remember: these are averages. Your home, neighborhood, condition and buyer pool matter more than any national chart.

Which remodels recoup the most in the Pacific region?

Pacific region results from the 2025 report (which includes California):

Project Cost recouped (Pacific, 2025)
Garage door replacement 262%
Manufactured stone veneer 231.7%
Entry door replacement (steel) 205.4%
Siding replacement (fiber-cement) 130.4%
Minor kitchen remodel (midrange) 129.1%
Deck addition (wood) 102.5%
Bath remodel (midrange) 91%

The common thread: curb appeal and "fresh" finishes that buyers notice right away, at a reasonable cost.

Which remodels recoup the least?

On the other end of the Pacific list:

Project Cost recouped (Pacific, 2025)
Major kitchen remodel (upscale) 38.8%
Accessory dwelling unit 38.8%
Bathroom addition (upscale) 37.8%
Primary suite addition (midrange) 32.2%
Primary suite addition (upscale) 18.6%

That doesn't mean these projects are bad ideas. An ADU can bring rental income or room for family, and a dream kitchen can be worth it if you'll live there for years. It just means you shouldn't expect to get the full cost back if you sell soon after.

Should I remodel before selling?

Often, the best pre-sale "remodel" is really a refresh:

  • Paint inside and out in clean, neutral colors.
  • Front door, garage door, lighting and house numbers for curb appeal.
  • Landscaping: cleanup, mulch, trimmed trees, a welcoming entry.
  • Kitchen touch-ups: hardware, lighting, faucet, maybe counters, rather than a full gut.
  • Fix what inspectors flag: leaks, roof issues, electrical safety, drainage.
  • Staging: In NAR's 2025 Profile of Home Staging, 83% of buyers' agents said staging made it easier for buyers to visualize a property as a future home.

One more consideration: completed new construction, like an addition, can be reassessed for property tax purposes. Ask the Assessor before you add square footage.

Karla's tips

  • Get real bids, not internet averages. As Owner & Principal of KCK Construction & Remodeling, I can help you get practical estimates and compare them to what buyers in your area are paying for.
  • Permits matter. Unpermitted remodels can hurt you at sale. Do it right, and keep your permit records and receipts.
  • Match the neighborhood. Don't over-improve for the street, especially in mid-range areas.
  • Prioritize the first impression. The front of the house and the kitchen do a lot of the selling.
  • Hablemos en español. I'm happy to walk through your options in Spanish: (510) 677-8695.
