The Best Time to Sell in the East Bay
By Karla I. Vasquez, REALTOR® · Keller Williams Realty Danville · Reviewed October 2026
Quick answer
National data points to late winter and spring as the strongest season for sellers. ATTOM's 2026 analysis of more than 52 million sales found the highest seller premiums in February through June, peaking in March. In the East Bay, though, the best time for you depends on local inventory, interest-rate conditions, your next move and how ready your home is. A well-prepared home priced right can sell well in any season.
What does the data say about the best month to sell?
ATTOM looked at single-family and condo sales from 2015 through 2025. It measured how much homes sold for compared with their estimated market value. The national results:
- March: about a 10.7% premium, the highest month
- April and May: about 10.2%
- February and June: about 10%
- September: about 8%
- October: about 7.9%, the lowest month
Homes sold above estimated value in every month. The premium was just smaller outside the spring peak. Keep in mind this is a national study. ATTOM's summary doesn't break out California or the Bay Area, so treat it as a general pattern, not a local guarantee.
Is spring really the best time to sell in the East Bay?
Often, but not always. Many families prefer to move between school years, which can bring more buyers out in spring. But more sellers also list then, so you may face more competition. Things that can matter more than the calendar:
- Local inventory: fewer competing listings in your neighborhood can help any time of year.
- Market conditions: loan rates and buyer demand change week to week. Ask a lender for current conditions, not a forecast.
- Your home's condition: a move-in-ready home stands out in every season.
- Your timeline: a job change, a growing family, a divorce or a trust or probate sale sets its own schedule.
Pros and cons of each season
Late winter and spring (Feb–June) - More buyer activity, and gardens look their best - More competing listings; contractors and stagers book up
Summer (July–August) - Long days for showings - Vacations can slow some buyers down
Fall (September–November) - Serious buyers who want to settle before the holidays - National data shows smaller premiums; the rainy season can reveal roof or drainage issues
Winter holidays (December–January) - Less competition, and motivated buyers - Fewer active buyers and shorter days
Timing details sellers overlook
- Taxes: if you're selling your main home, the IRS capital gains exclusion depends on owning and living there for two of the last five years. Selling a few months too early could matter. Ask your tax professional.
- Property taxes: Contra Costa's regular bills are paid in two installments, due November 1 and February 1. Escrow prorates them at closing.
- Disclosures and prep: gathering disclosures, inspections and city requirements takes time. Start 8–12 weeks before your target list date.
- Your next home: plan where you're going so you're not rushed into a decision.
Karla's tips
- Prep in the off-season, list at your moment. Use the slower months to paint, repair and declutter, so you're ready the moment the timing is right.
- Book contractors early. Spring is busy. As Owner & Principal of KCK Construction & Remodeling, I can give you realistic repair estimates and help you schedule work so you're not waiting.
- Watch your micro-market, not the headlines. I track listings and recent sales in your neighborhood and will tell you honestly when competition is light.
- Plan life events carefully. If you're selling because of a divorce, an estate or a move, I'll help you build a timeline that works for your family. For legal questions, I'll refer you to an attorney.
- Bilingual planning. I'm happy to map out your selling timeline with your family in English or Spanish.
