Buying a Home with an ITIN Loan

By Karla I. Vasquez, REALTOR® · Keller Williams Realty Danville · Reviewed October 2026

Quick answer

Some lenders offer mortgages to borrowers who use an ITIN (Individual Taxpayer Identification Number) instead of a Social Security number. These are specialty loan programs, and each lender sets its own rules. In 2026, new federal guidance changed how lenders review these applications, so availability and requirements vary from lender to lender. The first step is a conversation with a lender who currently offers ITIN loans.

What is an ITIN?

The IRS issues an ITIN for federal tax purposes only. It's for people who need to file or be included on a U.S. tax return but don't have, and can't get, a Social Security number. Key facts from the IRS:

  • You apply with Form W-7, along with original or certified identity documents and, usually, a federal tax return.
  • An ITIN does not give you work authorization or immigration status.
  • An ITIN expires if it isn't used on a federal tax return for three consecutive tax years. Make sure yours is current before you apply for a loan.

Can I get a mortgage with an ITIN in 2026?

Possibly, but it depends on the lender. Not every lender offers ITIN mortgages, and those that do set their own guidelines.

In June 2026 the CFPB issued a statement on "Ability to Repay and Immigration Status." It says lenders may consider immigration status when it affects a borrower's current or expected income. Federal banking regulators issued related guidance in July 2026. Legal commentators note that the guidance treats ITIN use as a reason for extra review, not a ban, and recommend individual, documented reviews rather than blanket denials. In practice, expect:

  • Some lenders to pause or change their ITIN programs, while others keep offering them
  • More documentation questions about income stability
  • Different terms from one lender to the next

Because this area is changing, check current availability with several lenders. If you have questions about your immigration situation, talk with a qualified immigration attorney.

What do ITIN lenders usually look at?

Every lender is different, but ITIN loan applications commonly ask for:

  • A valid ITIN and government-issued photo ID (often a passport or consular ID)
  • Tax returns, often two years, filed with your ITIN
  • Proof of steady income, such as pay records, bank statements or business records if you're self-employed
  • Credit history, either a traditional credit report or alternative credit like rent, utility and phone payment records
  • A larger down payment than many conventional loans require, plus reserves

Ask each lender for a Loan Estimate. The CFPB designed this standard form so you can compare costs, rate type, prepayment penalties and balloon payments side by side. Only a licensed loan officer can quote you rates and terms.

Watch out for red flags

  • Anyone who promises "guaranteed approval" or asks for upfront fees before giving you a Loan Estimate
  • Pressure to sign documents you don't understand, or documents only in English when you asked for help in Spanish
  • Loans with balloon payments or prepayment penalties that nobody explained

Karla's tips

  • Get your papers ready first. Gather your ITIN letter, tax returns, bank statements and income records before we shop. Organized files make lender conversations faster.
  • Compare at least two or three lenders. ITIN terms vary a lot. I'll introduce you to lenders who are actively doing these loans now.
  • Know the repair costs before you offer. A bigger down payment means less cash cushion. As Owner & Principal of KCK Construction & Remodeling, I help my buyers estimate repairs so they don't stretch too far on a home that needs work.
  • Plan for the full monthly cost. Include property taxes, insurance and HOA dues, not just the loan payment.
  • Everything explained in Spanish. I'm bilingual and walk you and your family through each step, from pre-approval to keys. For legal or immigration questions, I'll refer you to an attorney.
